A luxurious freehold detached house situated along Lim Tai See Walk was recently offered for sale at Knight Frank’s latest auction on 27 March for $18.8 million. The six-bedroom property was constructed on a massive plot measuring 8,553 sq ft, with a land rate of $2,198 psf.

Boasting a built-up area of around 5,000 sq ft, the house is designed with a shared living and dining area on the first floor, along with a kitchen, granny room, helper’s room, storage room, common bathroom, and yard. Additionally, the property comes equipped with a swimming pool, garden, and a parking space big enough to accommodate up to five cars.

On the upper floors, you will find the bedrooms, including the master bedroom with an attached en suite, a family area, and a common bathroom.

Put up for sale by its owner, this was the second time the property was offered at auction. It was first featured on Knight Frank’s property auction in February, with an identical guide price. However, as it received no bids, it was withdrawn.

The property will come with an existing two-year lease agreement, set to expire in December this year. As of now, it generates a monthly rental income of approximately $20,000.

According to EdgeProp Singapore’s Inspector tool, when the property was last transacted in 1996, it was part of a much larger plot of 15,694 sq ft. A year before that, the owners received written permission to subdivide the plot into three smaller parcels.

“It is not uncommon for larger landed plots to be subdivided into smaller ones for inheritance or development purposes,” says Sharon Lee, the head of auction and sales at Knight Frank Singapore.

As a result, the property up for auction is located about 30m away from Lim Tai See Walk, with access facilitated through a long driveway.

“After residing in the house for many years, the owners have now decided to divest the asset,” adds Lee.

The property is nestled within a mixed-landed housing enclave, bounded by Sixth Avenue and Coronation Road West in District 10, adjacent to Good Class Bungalow areas like Queen Astrid Park and Bin Tong Park.

According to URA caveats, the most recent freehold detached house transacted in the locality was a three-storey property along Coronation Road West. With a land area of 4,213 sq ft, it was sold on 25 January for $9.8 million, reflecting a land rate of $2,326 psf.

The prices of freehold properties in the area have been on the rise in recent years. In 2024, two detached houses were sold at an average price of $2,081 psf, up from the previous year’s average of $1,902 psf, recorded across three transactions.

Several popular schools are situated within a 2km radius of the property, such as Henry Park Primary School, Methodist Girls’ Primary School, Nanyang Primary School, and Raffles Girls’ Primary School.

The house is also just a short drive away from highly sought-after retail and dining options found at One Holland Village along Holland Drive and The Star at Vista Exchange Green.
