Private Residential Property Price Index 06 Q O Q 1Q2025 Ura Flash Estimates

According to the latest flash estimates released by URA on April 1, the overall private residential property price index has increased by a modest 0.6% in the first quarter of 2025. This is a significant slowdown from the 2.3% rise seen in the previous quarter, Q4 2024.

Lee Sze Teck, senior director of data analytics at Huttons Asia, believes that this gradual pace of growth is in line with the market stability observed in Q3 2024. He predicts that this trend may continue into 2025.

Breaking down the figures, prices of non-landed private properties have also eased by 0.6% in Q1 2025, a substantial drop from the 3% increase recorded in the previous quarter. In the prime or Core Central Region, prices saw a similar 0.6% growth, down from 2.6% in Q4 2024. The city fringe or Rest of Central Region saw a 1% price increase, compared to 3% in the previous quarter. The lowest growth was seen in the Outside Central Region, with prices rising by 0.3%, a significant decrease from the 3.3% hike in Q4 2024.
