The One Marina Gardens sales gallery was met with an overwhelming response over its opening weekend of March 29 and 30, with approximately 5,000 visitors in attendance. As a result, Kingsford Group has announced that sales will officially begin on April 12, two weeks after the successful opening.
Located in the Rest of Central Region (RCR) of District 1, the 937-unit development at Marina Gardens Lane is the first residential project in Marina South. With a Temporary Occupation Permit scheduled for 3Q2028, One Marina Gardens offers a mix of one- to four-bedroom apartments, including dual-key options for three-bedroom units. The indicative average unit price ranges between $2,850 to $2,900 per square foot, with absolute prices starting at $1.16 million for a one-bedroom unit, $1.8 million for a two-bedroom unit, $2.45 million for a three-bedroom unit, and $4.45 million for a four-bedroom unit.
According to Low of SRI, the project’s inviting entry price points, in terms of both per square foot and quantum, have caught the attention of potential buyers looking for a prime area in Singapore’s downtown.
Another draw for investors is the potential rental yield, as noted by Ismail Gafoor, CEO of PropNex. He cites the example of Marina Bay Residences on Marina Boulevard, where one-bedroom units between 700 and 800 sq ft have been leased for $5,800 to $6,800 per month, while two-bedders of 1,000 to 1,100 sq ft command rents of $7,500 to $9,000 per month, based on caveats lodged with URA Realis from January to February 2025. Gafoor adds that there is strong demand for rentals in this area.
ERA CEO Marcus Chu also sees potential in One Marina Gardens, noting that it marks the first land parcel in Marina South and will eventually feature more than 10,000 dwelling units once the precinct is fully developed. Chu adds that high-net-worth individuals are showing interest in the project as they seek prime investment opportunities. He also highlights the significant growth of Single-Family Offices in Singapore, with a year-on-year increase of 42.9%. This trend solidifies Singapore’s position as a highly attractive destination for property investment.
