The Botanic on Lloyd, a freehold condo, recently set a new record for the highest price per square foot (psf) among private non-landed developments. The new price peak was achieved by the sale of a 2,056 sq ft, four-bedroom unit on the second floor for $5.13 million, or $2,493 psf, on Jan 7. This figure surpassed the former high of $2,339 psf by 6.6%.

The only private residential development to record a new psf-price low during the period in review was upcoming condo Tembusu Grand. On Jan 11, a 1,399 sq ft, three-bedroom unit on the 20th floor was sold for $3.04 million, or $2,174 psf, setting a new price trough. The previous record low of $2,193 psf was set just two months earlier in November 2024, when a similarly sized unit on the same floor was sold for $3.07 million. Tembusu Grand is a 99-year leasehold project located on Jalan Tembusu, off Tanjong Katong Road in prime District 15.
As of Jan 20, Tembusu Grand has sold 584 units (91.5%) at an average price of $2,444 psf, based on caveats lodged. The 638-unit condo is expected to obtain its Temporary Occupation Permit in 2028.
